An Independent Inventory and schedule condition is a critical part of the Letting process. It gives an unbiased room by room report and uses photographic evidence to document the condition of the property before the tenant moves in. It also includes testing smoke alarms, Co2 alarms, taking meter readings for gas, electric and water where possible and registering of what keys are given.
A Check Out report is equally as important
and with the guide of the already performed inventory we can highlight any defects throughout the property. This can be used to fight your case if you feel is necessary to dispute the deposit.
End of Tenancy Cleans are becoming more popular. Whether it’s a deep clean that the check out has identified or maybe you want a quick spritz to keep the property in good condition for the next tenant.
EPC (Energy Performance Certificates) are needed to Let or Sell a property. We can assess this for you and provide the certificate. (We can even supply you with a quote to make your property more energy efficient).
Bailiff appointments usually require a locksmith to attend. This is something we can take the stress out of. Just give the details and we will be sure to be there.
Smoke Alarm and Co2 Alarm installations are sometimes a job contractors will do, but at premium. It’s ok - we can do it! Even better, we can do it on the inventory or check out.
